The Trav’s Roof Resto Roof Restoration Process for Cement Roof Tiles

The process begins with the roof inspection.

Most people don’t know what the true condition of their roof is until we do a close inspection.

While your roof tiles may be fine other than their appearance, the same can not be said for the valleys, bedding or pointing. Guttering may need a clean out.
We must establish whether there are any leaks. Then the surroundings are carefully considered, gardens, outdoor entertainment areas, motor vehicles, where the clotheslines are positioned, we must consider the neighbours.

And pets, we wouldn’t want them to be stressed or escape.

All this and more, not to mention our own safety considerations every job is assessed for risks. a risk assessment done.

  1. First and foremost the roof is inspected thoroughly for damaged and chipped tiles and ridge cappings. These are removed and replaced, sourced locally from a second hand tile yard.

  2. Leaves, dirt and debris are removed from the gutters so that when we get to the pressure cleaning phase of our job, the water can flow directly to the downpipes without blocking them up.

  3. If required, old rusty valley irons are removed and replaced with brand new valley irons. The valley tile cuts are then sealed with a product called stormseal to keep them in place and prevent water and leaves entering the roof cavity. Valley tiles can also be bedded and pointed by request.

  4. All ridge cappings are then lifted and the old mortar is taken away, then we re-bed all the cappings with a sand/cement mix of 3:1 ratio. That ensures that it will stand the test of time and that the flexible pointing compound has a solid substrate to adhere to.

  5. Once the new mortar has set over night, we grind back the edge of the cappings for two reasons
    A) The flexible pointing has a clean and solid substrate to adhere to for longevity.
    B) A neat, seamless finish when it comes time to apply the flexible pointing.

  6. After the new mortar has been applied, the next step is to high pressure clean the roof to remove all dirt, lichen/moss, and other pollutants. This has to be done extremely thoroughly to ensure maximum adhesion when it comes time to paint.
This task creates one hell of a mess, but you can rest assured that we will have things back to the way it was before we started.

  7. Once the roof has been cleaned and a thorough clean up on ground level has been undertaken, we apply a high quality C4 rated flexible pointing compound to all ridge cappings which includes the ridge overlaps (collars) and weep holes inserted where required. This is applied to protect the underlying bedding mortar from cracking and falling apart and to bond the ridge capping to the roof tiles. Maximum care and attention to detail with minimal trowel marks so we get a high level finish. It is the quality of our pointing that sets us apart from all other roofers.

  8. Now we apply our Regent Paints 4 coat System. The base coat will depend on the state of the tile surface. If the tile still has residual coating then Maxi primer will be used, otherwise if the tile is pitted and no coating remains then a high build sealer will be applied.

The first coat is a coat is Regent Paints Maxi Primer, a new concept water based acrylic co-polymer Primer, incorporating Nano technology, designed to deeply penetrate oxidised cement roof tile surfaces and bind any free powder prior to top coating. Its excellent adhesion makes it particularly effective as a key coat for most rust-free metal roof surfaces.

  9. Followed by 2 coats of Regent TileGuard which is a water based high gloss, 100% acrylic polymer top coat, designed to beautify most types of roofing surfaces.

Then the final coat is Regent Tileguard Ultra. A breakthrough technology high gloss water based acrylic hybrid coating, designed to beautify most roofing surfaces whilst offering maximum dirt pick up resistance and gloss retention.

  10. Spare tiles, for future use, Trav’s Roof Resto will leave you with 6 coated spare tiles, just in case you need them in the future.

  11. All associated waste is taken away and the property is left as clean as it was.
